Habitat for Humanity New Brunswick follows a partnership-based model that helps eligible families access affordable homeownership when conventional options may be out of reach.
We build homes using monetary donations, donated materials, volunteer labour, professional trades, carpentry students and support from the Habitat ReStore. Homes are sold to selected families at appraised value with no down payment required and mortgage payments geared to income.
This is a partnership, not a one-way transaction. Habitat works closely with each family through selection, construction, and the mortgage term to support long-term success.

Sustainability and energy efficiency are key, embedded factors in our building efforts, with the inclusion of emission reductions and efficiency measures that far exceed national standards (current builds achieving 40+% above code). Habitat NB is actively advancing toward net-zero ready construction standards.
Habitat NB consistently exceeds national energy-efficiency standards and has been recognized for leadership in sustainable affordable housing.
Habitat for Humanity New Brunswick was honoured to receive the Canadian Home Builder Association–NB’s 2025 Best New Affordable Home Builder award and the 2025 Tim Kelly Memorial Builder of the Year! These awards were presented in recognition of Habitat NBs' energy efficiency, long-term sustainability, and affordability efforts in our new home builds. These awards are also a wonderful recognition of Habitat NBs' innovative partnership with the Carpenter Millwright College Of New Brunswick. Construction of these homes would not be possible without the commitment and dedication of CMC's instructors and the passion and hard work of these talented students.

How the Process Works
Families apply
Eligible families in New Brunswick apply to Habitat for Humanity New Brunswick when opportunities are available.
Families are selected through a review process
Applications are reviewed based on Habitat’s criteria and local needs. Selected families move forward in partnership with Habitat.
Homes are built through community support
Construction is made possible through donated funds, materials, professional trades, volunteers, the Carpentry Millwright College of NB and the future homeowner.
Future homeowners contribute volunteer hours
Future homeowners contribute 500 hours of volunteer time, which may include build sites, Habitat projects, the ReStore, or supporting other community organizations.
Families purchase their home through Habitat’s mortgage model
Homes are sold at appraised value with no down payment required and payments based on income.
Habitat continues to work alongside families
The partnership continues throughout the mortgage term, including homeowner & financial education as families build stability and independence.

For Applicants
Who can apply for a Habitat home in New Brunswick?
Habitat for Humanity New Brunswick works with lower-income families who need an affordable path to homeownership and cannot access conventional options. Applicants must meet eligibility criteria across three areas: housing need, ability to pay a mortgage, and willingness to partner with Habitat.
Eligible Canadian citizens and permanent residents are invited to apply.
What does “need for affordable housing” mean?
We look at whether a family’s current housing creates real challenges — including poor structural conditions, overcrowding, housing costs exceeding income, health concerns worsened by current housing, or a location not accessible to schools, shopping, or transportation.
Do families need to be able to pay for the home?
Yes. Habitat homes are not given away. Families must show they can afford a Habitat mortgage and the responsibilities of homeownership. Monthly housing costs are based on 25% of gross household income. Additional expenses associated with homeownership, such as home insurance, is the family’s responsibility.
What income does HabitatNB consider during the application process?
We review household income to confirm a family falls within the qualifying range for the location and type of home. Employment income, disability income, and retirement income may all be considered. Financial verification is required for anyone living in the home who is over the age of 18 and not a full-time student.
Are there credit requirements?
Yes. A satisfactory credit report is required, with no bankruptcy within the last two years and no current consumer proposal. Long-term debt is also reviewed.
Do applicants need to be Canadian citizens or permanent residents?
Yes. Every household member must be a Canadian citizen or permanent resident.
How are families selected?
The Family Selection Committee reviews applications across three areas: housing need, financial readiness, and willingness to partner. Applicants may be asked for references, income verification, and other documentation. A home visit and interview may also be part of the process.
What does it mean to partner with HabitatNB?
Future homeowners must actively participate in the process, complete 500 hours of volunteer time, and attend Homeowner Education Sessions.
How long does the application process take?
The process can take several months. Timelines vary depending on the number of applications, available homes, and location-specific factors.

Do I need construction experience to volunteer?
Not at all. Many roles do not require construction experience. Habitat welcomes people with a wide range of skills and interests.
How are donations used?
Donations support home construction, material coordination, volunteer engagement, and the broader work needed to move families through the Habitat model.
